Common reasons for the no-hit:
*Address is wrong or doesn't match how its listed in the county records
*Property is more than 3 acres
*County records are not available online so can't pull any information
*No comps to use for value
*Property doesn't have an address, so need to order manually
*Property is in a rural area and not enough comps to use
*Property is a mobile home or manufactured home
*Property has unique characteristics and comps can't be found close enough
*Address in the platform is different than address with the county so it doesn't recognize address and won't pull
*Address could be associated to more than one property (multiple parcels or more than 1 home on the property)
*City could be listed differently on address with county
*Condos are hard to pull because of unit numbers and how they are listed so differently on different platforms
*Property is too new to be recognized.
Next Steps:
If you receive a no-hit because of any of the above reasons, you will need to order a more in-depth valuation report. A hybrid order may not work as it follows the rules of an AVM product to obtain the value. Next best options would be a Residential Eval/BPO product that requires human input and review for the value.
